At least one Arizona realtor says Calgarians make up the majority of their clients.

Jon Denney, a realtor based in Scottsdale, has travelled to Calgary three times this year to run real estate seminars because this is where most of his buyers are based.

"We see that when the Canadian dollar gets down around 88 cents our phones stop ringing and now as many people are looking at the Internet. So right now [the dollar's] been up to 97 cents in the last two weeks, this is an opportune time," says Denney.

Denney says Canadian buyers like Arizona because it's easy to get to and the weather is fantastic.

Calgarian Grant Hunter recently bought a home in Arizona and says it's important for Canadians to do their real estate homework before buying property in the U.S.

Denney says Arizona is and ideal state to buy in because it welcomes foreign investment. "California and Florida have some property tax things that can really cause you a nightmare. In Arizona, everyone is treated the same as far as taxes are concerned on the property. You're not going to be penalized because you're a Canadian."

Denney says if you're not ready to buy property in Arizona, it's still a good time to invest in U.S. currency because of the strong Canadian dollar.
